John Hayward FRICS

John is an independent commercial property consultant. Qualified as a Chartered Surveyor, he has advised corporations, institutions, developers, trusts and individuals on their property interests and ambitions for over 30 years. After a career as a partner and director with leading specialist property advisers and valuers in London, John gave up daily commuting in 2002 and set up as a sole practitioner near Cirencester, Gloucestershire. He now advises a wide range of organizations across the UK as well as being a consultant to two London surveying practices.

John provides a personal service in the following areas of property:

Strategic advice, particularly to corporations, in terms of asset rationalization (including disposals, sales and leasebacks and development), acquisition programmes, tax planning and landlord and tenant.

Sourcing property investment opportunities, advising on suitability and portfolio balance, negotiating purchases and sales, introducing lenders

Identifying development opportunities, appraising sites, advising on funding methods, negotiating funding and development agreements

Valuation advice for both current assets and historically for capital gains and other purposes

Acquisition, disposal and leasing of commercial property.

Using his wide experience in the industry and as an independent, John can advise clients on where to seek specialist advice and services in both the property and related disciplines and will put together and lead a team tailored to deal with the client's specific needs.

Acting only for property owners and their commercial tenants, ASM is one of the limited number of firms specialising in outdoor advertising (hoardings and posters). ASM advises the proprietors of existing and potential hoardings' sites on value, planning, leasing and other issues.

As well directorships of a number of small property companies, John is a board member of a bio-technology company and of the Cotswold Water Park Society: www.waterpark.org . He was appointed as a founding member of the Planning Inspectorate’s Expert Advisers in Planning Services panel (EAPS) and has contributed chapters on industrial property for a leading valuation handbook and for the RICS’s own web based service, Isurv.
